KING STREET FLATS

Seattle, Washington

Located within Seattle’s Central Area, the project organizes two small apartment buildings around a shared, internal courtyard. All apartment flats within the project are corner units and optimize daylight, natural ventilation, and views to downtown Seattle. The buildings step with the site slope to minimize the massing while maximizing the floor area ratio. The ground floor of each building offers accessible ramps and a secure bike parking room, while upper levels include decks at most flats. The interiors are sensibly designed and stacked for efficiency around a common circulation core. The project offers thoughtfully designed flats within the city, meets the needs of a rigorous proforma, and integrates with the surrounding neighborhood. It is currently in the Design Guidance phase of the City of Seattle’s entitlement and permitting process.
