HARVARD AVENUE APARTMENTS

Seattle, Washington

The Harvard Avenue Apartments is located in Seattleā€™s Capitol Hill neighborhood, two blocks west of the Capitol Hill Light Rail Station; the building is a sturdily constructed example of 1960s modernism within the heart of a dynamic urban neighborhood. The owner is interested in adding density to this growing community, and BUILD was hired to analyze the existing structure, coordinate a feasibility study, and design and permit a thoughtful addition to the building. By infilling voids, and layering additional levels on top, the design maximizes the structural massing and introduces modern amenities to increase the vitality and longevity of the building. 16 additional units will complement the existing 32, taking the total conditioned area from 35,600-square-feet to 55,900, with 10,000-square-feet of outdoor parking and rooftop amenity. The integration of the old and new makes life safety and accessibility key design factors, and the additions will carefully incorporate new standards without tipping the balance of costs.
